About the Role
The Project Manager will provide strategic leadership and oversight for Aspire Homes Africa’s housing and infrastructure projects — ensuring timely delivery, cost efficiency, quality standards, and stakeholder satisfaction across Nigeria and West Africa.
Key Responsibilities
1. End-to-End Project Management
Manage the full project lifecycle from feasibility and planning through construction execution, practical completion, and handover. Maintain critical path scheduling and milestone tracking across multiple concurrent sites.
2. Residential Construction
Lead delivery of estates, apartments, and mixed-use housing schemes. Oversee building sequencing, quality standards, snag management, and materials selection — including working with local Nigerian contractors.
3. Cost & Budget Control
Manage project budgets, interim valuations, payment certificates, and change orders. Identify cost overruns early and work closely with QS and Finance teams to implement corrective actions.
4. Contractor & Consultant Management
Coordinate main contractors, subcontractors, architects, and engineers. Enforce contractual obligations, programme adherence, and quality/safety standards. Resolve disputes proactively.
5. HSE & Quality Assurance
Enforce a zero-tolerance safety culture. Manage site safety, toolbox talks, inspections, certifications, and compliance audits.
6. Regulatory & Approvals
Coordinate planning approvals, building permits, and inspections with state ministries, local authorities, and utility providers.
7. Stakeholder Communication
Produce progress reports, risk registers, and cost/schedule summaries. Liaise with management, sales, legal, and community stakeholders.
Requirements
- Bachelor’s degree in Civil Engineering, Building Technology, Quantity Surveying, or Construction Management
- HSE certification (mandatory)
- PMP or PRINCE2 certification
- COREN (engineers) or NIQS (QS professionals)
- 10–15 years total experience; minimum 5–8 years as Project Manager or Senior Site Manager
- Proven experience in residential housing, estate/multi-unit projects, and mid-to-large construction sites
- Developer-side experience preferred
- Must have experience working with local Nigerian contractors
